Flywheel Acquires Workhorse Industrial Property outside of Loveland, Colorado

Flywheel Capital announced the successful acquisition of Campion Industrial Park.  Campion is a 97,000 sf multi-building / multi-tenant light industrial asset with suites ranging from 2,000 sf to 18,000 sf located in Campion, just south of Loveland, Colorado. 

This acquisition continues the trend of Flywheel finding “diamond in the rough” assets that are well leased and located within their respective submarkets and provide a solid yield for our investors.  The acquisition included excess land that can be used for tenant yard storage or potentially boat or RV storage which would further increase the yields associated with the property. Campion will be professionally managed by Flywheel’s sister property management company, Park Hamilton Management.  The Park Hamilton team has identified capital improvements that the property will undergo over the coming years to further enhance its appeal as this property is intended to be a long-term hold for Flywheel and its investors. 

Most, if not all of the new industrial construction within the Front Range over this cycle has catered to Class A product requiring Class A rents.  Further, new Class A product is typically not divisible into suites less than 18,000 sf.  The current tenants at Campion will enjoy lease rates and operating expenses that are significantly less than Class A product while being able to take advantage of suites between 2,000 sf and 18,000 sf.
